New South Wales Property & Tax Calculators
Jurisdiction-specific transfer duty estimates, first-home architecture and official local guidance for New South Wales.
NSW
NSW stamp duty
Estimate NSW transfer duty using current jurisdiction-specific rates, first-home settings and foreign-buyer architecture.
1st
First-home settings
Eligible first-home buyers may receive a full exemption up to $800,000 and a concession below $1,000,000.
F
Foreign purchaser settings
The current architecture separately shows a 9% foreign purchaser surcharge where applicable.
Why the state matters
Australia has no single national stamp-duty schedule. The contract date, dutiable value, property use, buyer status and concessions can all change the assessment. Taxliva dispatches the calculation to the NSW rule package and never returns an Australia-wide exact result.
